Our 7 Basic Rules For Building A Georgia Adobe Carbon -0- Structure

There are 7 simple rules, that govern the Georgia Adobe Self Sustainable construction process, giving the buildings new occupants, a carbon -0- present & future. This is how we do it, for all our structures :
Rule # 1. ) Build only where there's no government interference with your buildings design. This includes elimination of locations with zoning & codes. This may mean, that you will have to relocate to a more friendly & less controlled location but, it also ensures you can live the life style, you choose.

Rule # 2. ) Natural materials are harvested for the construction of each building. These then become, the less expensive carbon -0- building blocks, from the very start. These materials include: used tires, stones , soda drink cans , used bottles, mud for floor creation, etc.

Rule # 3. ) Recycled and or Reclaimed materials are harvested and reused in keeping with the overall carbon -0- basic approach. For example: metal sides from old clothes dryers or washing machines , can become your great sized roof shingles, after they have been re-cut to the proper shape.

Rule # 4. ) Only thermal mass structures are built & then they are buried as much as 100% in order to trap that thermal energy, for the buildings later use.

Rule # 5. ) All our buildings are completely insulated and water proofed creating a thermal heat sync. Any excess that is not stored for later use, is ventilated with gravity operated sky lights or other simple systems.

Rule # 6. ) Both water & energy are reused whenever possible. This includes natural lighting, solar thermal, solar PV, wind turbines and water harvesting systems, plus Grey water reuse systems that can give as many as 4 uses, from just 1 gallon of water.

DIY Generator Tips:
You Must Add a Prime Mover (motor) to these alternators and
the formula for the required torque is: kw/rpm*9550 = torque in NM*.736 = torque in ft lbs.
Starting torque is < 1/10 the full load torque.

Example:
8.2kw/1800 rpm =.0045555*9550 =43.505 NM*.736 =32.01 ft lbs of torque.

Starting torque will be less than 3.2 ft lbs.

Best way to determine what Horse Power engine that will be required,
for a diesel 1800 rpm engine is , to take the wattage rating of the generator and
divide that by 700
Example: 8200/700 =11.71 hp or you need a 12hp engine

Conversly For hi speed gas engines and diesel coupled to generator units operating at 3600 rpm , the rule of thumb is 2 HP per kw.

* What is the basic principal, of the Georgia Adobe Design Process and how does this influence a building ?

Joe :
In a word Nature. Georgia Adobe designs all our buildings to blend with nature. We start with your needs and work to blend the basic elements of all nature into the structure.

* What can nature teach us about any buildings design elements ?

Joe :

In Nature one commonly finds the sphere, a dome, even the arch as naturally occurring design elements, throughout all creation. Hold a egg & feel its strength, its sheer power in your own hands. Interlace your fingers around that egg, placing it between your palms & make an attempt to crush it. Only then will you will gain the knowledge, of natures true strength.

Georgia Adobe buildings also mimic nature, with elements including their placement of the structure in the landscape, to reusing again and again, the required natural resources; thus nothing is ever required, that the structure cannot develop. This creates a true self sustainable structure.

Forming Earth, Water, Air & Fire with Compound Arches & Compression , with proper reuse of all materials in a cycle were the tools that God used in crafting our planet and like so, we attempt to use these same tools at Georgia Adobe Rammed Earth & Renewable Energy to craft your carbon -0- building.

*Can Underground Construction Be Built, So That It Won't Be Easily Found ?

The answer is yes; and we will stop right there with the written details.

*We need a wine cellar 20 feet deep for a commercial winery. Can Rammed Earth Structures Be The Answer To Our Cost & Temperature Problems ?

Joe:
Yes, U shapes such as in other underground construction, cut into and along a slope will provide the caves required for your storage depth and tires can be the walls. Some additional buttressing, may also be required as comes from dome construction due to heights . The shell wall extending to the roof makes all stronger if constructed in round shapes. Domes are 20 times as strong as flat roofs !

* Why do you use Rammed Earth Adobe Blocks and ( bottles, soda cans, used tires, Etc. ) instead of cement blocks as the main material for most underground buildings?

Joe :
Well, their free, for 1 really good reason. Those same materials are easily handled by most any person of average strength so, no strained backs ( including mine ) due to lifting 75+ pound cement blocks. There is the ability to not use anymore cement than is mandatory , due to the use of these materials this lessens the total project cost.

* How can " I " learn to build with these materials affordably ?

Joe :

*Where is the best location to build; high on a hill , on flat lands or in a low spot in the landscape ?

Joe :
High up on a hill and digging out a cove, to construct into, is a fine plan to follow. Flat land and the common subdivision lots, that are pre-graded are fine, as long as they were compacted and drain properly. After all , your building something, that weighs much more than conventional structures and you would not want, a sinking foundation to develop. that might collect moisture due to a site problem. Due to moisture collecting in this way , stay away from these low land spots . They will perhaps, be better areas for ponds & gardens .

* Our business needs a loading dock. Can you build us one with Rammed Earth ?

Joe :
Yes, Tires will retain your soil and a concrete slab can be slightly counter levered to protect the sides and provide bumper guarding areas.

* What About Retaining Walls, and swimming pools Can They Be Constructed Of Rammed Earth ?

Joe :
Yes, you bet they can, for pools & loading docks , tires make up your walls , they can be smoothed , finished , plastered and made water resistant through proper drainage and shielding of the wall. Cost of Building , Codes, PROJECT HOPE & Intern Programs

It's presently June 0f 2010 as this is being written & We normally find the cost involved in anyone hiring our company as designer & builder, of a completely self sustainable building , to be about on par, with hiring conventional construction companies & their per square foot prices. Special conditions can sometimes cost slightly more - But Look At What You Get !
A Green Carbon -0- Home !

Thermal Mass: Natural Earth + recycled materials are our basic building blocks.

Heating & Cooling: Accomplished courtesy of the thermal mass, fire, the sun & the earth.

Food: Grown inside & outside a Georgia Adobe

Electricity: Comes from the sun , the wind & onsite generation

Water: Harvested from rainfall, double filtered then used four times before return to the environment .

Sewage: Standard on site treatment + Greywater Bio-Filtered planters.

Fuel : Methane gas system on site for operating equipment, alcohol fuel distillery for operating equipment + transportation fuel

We have many of the same requirements that other companies do, that of labor & select materials to contend with, just as other builders but , what is spent on a Georgia Adobe Self Sustainable Structure, will be saved later in your operational cost of heating , cooling, power, gas and water use. It will be a carbon -0- foot print building & with the new Government regulation coming into law after 2014 ANY BUILDING sold ( New or Used ) will have to operate at 50% of the 2009 Energy Profile of the average structure.

Well, there will not be any worries with a Georgia Adobe Structure, as that it is carbon -0-; meaning it is carbon negative as that it makes & stores its own energy & waste completely onsite. No outside connections required !

Your overall operational cost will be a fraction of your neighbors building, that was built as a conventional structure is , over any time frame. A Georgia Adobe structure uses perhaps less than 25%, of your neighbors energy use & a Georgia Adobe building , generates all it needs right there at the site. This will mount up a hefty savings, very quickly & will be worth more than commonly build structures.

As stated above, equipment is often a key factor in the prices of building and renewable energy equipment , can carry higher front end cost. Sometimes this is off set by tax benefits; Please consult your tax person, for that benefit information.

Finding A Place To Build In Counties with Few or No Building Codes

We get calls from companies & individuals alike, both looking to buy inexpensive land, asking where they can build at and asking for assistance in equipment purchases . We also work with Small Utility scale firms interested in developing renewable energy systems to add to their product offerings.

Unfortunately, most places have building codes and enforcement departments, even at the county level, that are overly restrictive and make it difficult to build with "Alternative Materials" such as Rammed Earth , Adobe Blocks , Concrete Domes, ferrocement , logs etc . Also , some areas are zoned to not allow power production, Even for those who wish to be off the public grid & totally or without any connection to public systems.

We strive to find ways for your project to be built within the codes & guildelines laid down by government but this may take some time to accomplish , so if you must build in town where the zoning and code enforcement employees work - do start early, in your planning and discussions with us and with the building officials. All this extra work combined, can make your project go a lot more smoothly.

Some do it yourself work is always a good idea but, The Govt. has the worry of a law suit against themselves , if they don't enforce the laws on the books, that have been said to protect the next purchaser of the building you build, at some later time in history., thus they may not be receptive to "alternative plans " if you hit them with the description of any Alternative building right up front. Perhaps, you might feel their thoughts out, through some questions first , then present them with properly drawn & designed plans, to calm their worries.

As a do it yourselfer, you might spend some time as a volunteer on a Georgia Adobe Project , developing your own knowledge base as an volunteer intern. As a volunteer you will be in a great learning position to gain knowledge of a specific nature & you will be in a position to gain hands on building experience, while actually working on a real project. The U.S. CENSUS BUREAU Lists 3,140 counties or county-equivalent administrative units in te country. There are on average 62 counties per state. From data received in the year 2000 Census, the average U.S. county population is about 100,000 , all somewhat regulated as to how we may live & build. Still even today, within some states in North America, we have counties that don't require any building permits , don't have any county rules or even building inspection departments at all. That's Good News ! Help us mark Free Building Counties in Green, Identify Each Free Area !

While these locations are not in the majority of North American & they are not in downtown areas ; they are typically in more rural areas but, they still are often within the modern driving range, to most metropolitan work areas. Thus the job you "may" still have, ( or wish to get later ) , can still be, gotten to.

All locations currently, do have some building codes you must face, just from the state level at least since all states have adopted the Universal Building Code. That includes construction of Adobe & Rammed Earth Construction too & You Can Find Earthen Construction guidelines in the Universal Building Code Section , on " UnFired Clay Masonry" Structures. Also, out in the Western parts of North America , many local counties building codes today, include Adobe & Rammed Earth into their local building practices guidelines.

You may be able to use this existing code ( even from another state) as part of your argument, to your local inspectors, to allow your use of these materials , in your chosen area. Also, A.S.T.M., has just released ( in 2010 ) a study of the required soil mixtures, to get to a load bearing strength of ( X ), when building with certain Earthen Construction mixes , that may be of help to you as well. They charge about $38. for their report and you must purchase this directly from ASTM . Search For :
ASTM Earthen Construction Minimum Standards 2010.

While we would love to build for everyone and handle everything too, we are a small company and simply can't construct all Alternative projects that we would like to. We also , would like to be in the position to provide some information to everyone, about areas you might look to, that allow your use of Georgia Adobe Alternative Earthen Structures.

Also, while responding to phone & email inquiries about this subject, we realized pretty quickly that it wouldn’t be very difficult to locate and perhaps map the lenient areas of the entire nation, if several volunteers worked together. One possibility is for each volunteer , to telephone the county office where they live, try the permitting - planning & zoning depts , county commissioners offices or public development offices, in your county and then report your findings back to us, so that info can be posted for all to have available.
This is what we call project hope.

Most counties in this day & age have a web site and a phone number listed also, by checking at your States main web site, you may find the details & contact info of the persons at the county level to call. More Highly developed areas would perhaps be a waste of the volunteers time to call for Example, the City Govt. Of Atlanta GA. is about as worthless a Govt. agency to ask a question of, as calling the US. federal government for tax advice - so we would forget them and others & plan on building elsewhere.

What do you ask ?
Sometimes you will get a No Building Permits Required But, Septic Tanks Permits & Percolation Test Are Normally Required By State Government And That There Are Guidelines
for all structures built in size ( X ) or some sq. footage amount or
the # of bathrooms or bedrooms that can go on a certain size lot & septic tank,
as their answer. When & If So, take down that info also.

Grading & Clearing Inspections ?

Foundation & Footings Inspections ?

Is there a plumbing Inspection ?

Is there a Wiring Inspection ?

What are their policies on building Underground Structures ?

Is Building with Masonry Mixes, Such As Rammed Earth Permitted ?

Is Building With Solid Masonry Adobe Blocks, Permitted ?

Is Building a Concrete Dome Permitted ?

Ask if a set of plans is required, to be submitted before building & what depth of drawings & To Which Depts. ?

Ask if a State Licensed Engineer’s Stamped plan is required to build All Structures ?

Ask, What’s the minimum house size allowed by code To Be Permitted ?

Ask, Who reports your construction to other government agencies Within The County, such as Property Tax Dept. ?

Now, don't be discouraged if they answer all yes's, that there is a permit & inspection required for everything , as they may allow Experimental Construction and Non Dwelling Structures Such As Barn construction Or Storage Buildings Made From alternative materials. When this is so, you might build " A Barn " , turn on the power & wave goodbye to the Friendly Ole Inspector. Then Add On After They Leave ! Also, as Government Employee Types always like their Ego stroked, a ground breaking that is photographed By The News Paper, of a New Experimental Process, that they would get to take credit for bringing to the good people of your county , might also get you the permits you need . Never take no as the final answer, as tomorrow that person may drop dead , get promoted to garbage collector or who knows someday , you might be able to make them an offer , they couldn't refuse !

Perhaps, You & your family can be the test pilots for the experimental structure, for say about, a 50 year research project & your new "Bio-Building " (TM) can be well tested then.

As non invasive regulation counties are found , you might also ask them , if they know of other counties with similar policies ?
